What is a distressed property? A distressed property is usually referring to a property that is under financial duress.  Either it is a bank owned/ foreclosed property or a short sale.  Other terms:

• Foreclosed- A property that the bank has foreclosed upon due to a loan default.  The bank now owns the property.  Also known as a bank owned or REO(real estate owned).
• Short Sale- A short sale is where the seller is in a situation where the property is worth less than the mortgage liens against the property.  The seller need to gain permission from the lien holder(s) to sell the property for a defeciency.
• pre-Foreclosure- A property that is mostly going to a foreclosure auction due to non-payment of the note.
