Next to pricing a home properly, the Multiple Listing Service (MLS), having 29,000+ members, is the second most important part of your home´s marketing plan. Understand that not all Agents are created equal when it comes to the Multiple Listing Service. Yes, most any Agent has access to the MLS, but how they input the data is critical to the successful sale of your home.

It is important to note that the MLS is no longer a closed system for Agents, but rather, home information is delivered directly to the buying public on the internet through directories and customized buyer searches. You need to deliver as much information about your home as possible in a manner that is appealing to the home buying public. Many Agents don´t take the time to include school systems, room dimensions..... Yet there are areas to do so in the MLS. The key is, the broader the appeal of your home, the greater the interest generated. The greater the interest generated, the more likely to receive top dollar in a short amount of time.
Following, are some samples of listings. The first is a listing in a neighborhood of identical homes making for an easy comparison. The second is a listing that had expired with one Agent and we took the listing over and sold it very quickly. In both cases, it was the small details that made a huge difference.

Details:
In talking to buyers, they want details up front. School systems, room dimensions, school system information.
Every detail counts. You don´t know what will pique a buyer´s interest and we want to appeal to the largest audience possible.
The two things that buyers tell us they want, are room dimensions and more pictures. People have limited time and they want to maximize there search efforts prior to getting in the car.

| Photos....
Quality photos are important. In most cases, buyers are looking on the internet for their perfect home. You have 30 seconds to capture their attention with the lead photo. Our rule is full sun on the front and blue sky in the back, whenever possible.
Buyers also want lots of photograph. Tell the story of your house with photos, draw someone in, make the buyer emotional about the property before they even get there!! |

Lack of Detail
No school system data. To some buyers with young children, a school district, within a town, can be their number one criteria for selecting a home.
No room dimensions.... This is a buyer´s number one pet peeve. They want to know what to expect when they show up. On the other hand, you might catch someone´s attention with a room size they weren´t expecting, and compel them to view your home that might not have otherwise viewed.
The details may seem minor, but you need to give your home the broadest appeal possible.

In general, the photo storyboard is not bad, the photos are well executed, but the lead photo is dull and does not invoke any emotion. Secondly, the amount of photos is not sufficient, they only tell half a story. |
