Anatomy of a Sold Listing

There are many aspects to selling a home in todays market.  One of the most important aspects is communication between the home seller and listing agent.  An agent must effectively communicate the current market place, buyer psychology and whats expected in the marketplace for you home to you.  The following listing was in Tewksbury MA and sold in 10 days for over asking price.  Why?

  1. The seller understood the market and took my price recommendation.
  2. The seller and I discussed repairs and preparation for the home that would show the property in the best light.
  3. The seller did everything asked of them and then some.
  4. It was a total collaboration between myself and the sellers.

I talk about the three Ps of selling a home, price, preparation and presentation.  In this case the homeowner did the first two perfectly, pricing their home and positioning it the marketplace and preparing their home so it was in 110% showing condition.

Now it is the agents job to present (market) the house properly to the home buying marketplace.

  • Strong Internet Presence in today's market is 50% of the marketing of a home.  The presence of this property starts with the property website below.    Again notice the quality and the information.  Enhanced mapping, Interactive floor plan, photographs, virtual tour and more...  I start with a sign rider of your home driving drive by traffic to the property website... www.YourPropertyAddress.com.  The property website is stand alone but is also linked to the MLS, Realtor.com and 100's of other sites.   This property site alone received 5160 hits in the 10 days it was on the market.  What does that mean?  Buyers are looking at it on line!!   View the property Website

The internet is such an important part of marketing your home.  It should not be overlooked.  You need to find an internet savvy agent.  Following is an illustration of how your home might feed through the internet.

These are just some sites your listing should show up on and don't even cover major ones like Realtor.com and Zillow.
