Real Estate Photography- Can good photos of your home make a difference?

 

  • 89% of all buyers start searching for a home on the internet before ever contacting an agent
  • 92% of all internet home buyers found photographs to be the most useful tool in their home search
  • A home with multiple photographs and Virtual Tours are 80% more likely to be viewed online

Lead photographs of 5 different properties pull from the Multiple Listing Service.  Would you want these photogrpahs highlighting your home?

 

   

       

 or would you proof nice sunny photogrphs that are in focus?

 

These statistics have been gathered from Realtor.com, Inman News and the National Association of Realtors.  I think these statistics tells all when it comes to deciding how important good photographs are when selling your home.  As a seller in toady's real estate market, you must remember that many buying decisions (primarily, do they want to take the time to see your home) is being made online.  It is very important as a seller, to choose an agent that can present your home properly online, including:

  • The quality of the photographs
  • The quantity of photographs 
  • The presence of a virtual tour

Following are actual listing sheets from the Massachusetts Multiple Listing Service.  The first is a listing that sold very quickly and for top dollar.  Note the quality and the quantity of the photographs.  The second, is the same listing that expired a month or so before.... only one photo... whats with that?  So decide for yourself... Heres a link to a youtube video I put together of bad photographs I found in our local multiple listing service.  Remember you have 30-60 seconds to create an impression on line for a potential buyer... so make it a good one.   You can also do your part by making sure your home is decluttered and in tip top showing condition for the photographs.
