What is in the FOR SALE Sign?

It might seem strange but I have about 20% of my sellers ask not to put a for sale sign in front of their house.  The for sale sign is critical to the marketing of your home and should not be an item that is overlooked.

  1. A for sale sign notifies local traffic that your home is for sale.   The busier the street the more important the sign is for the marketing of your home.  Potentially thousands of people will see your sign.  Don't forget even if the passerby is not looking to buy a home he probably knows three people that are in the process of looking for a new home.
  2. A for sale sign identifies your home.  Buyers typically working with an agent, get daily updates of what is going on in the market place.  If a home interests the potential home buyer, they will do a drive-by to see if they like the neighborhood and if the home is truly something they would like to see.  The for sale sign makes it easy for potential buyer's and agent's to find your home.  Believe it or not you can get hundreds of drive-by buyers trying ro determine of your home is right for them.  Make it easy for them to find your home.
  3. A for sale sign updates the local traffic.  Sign riders allow your agent to update the public of upcoming open houses, advertise a property website,  or highlight a feature that may not be obvious.  In the case of the picture www.167KendallRoad.com directs potential buyers to an in depth property website of this home for sale.  With today's technology many buyers can reach that site right on the spot with their cell phone to get the information they might need.
Don't overlook the importance of a for sale sign when it comes time to market your home.  It is a basic marketing tool that can pay big dividends.
