Many time I am asked by buyers and real estate agents that do not normally engage in the business of short sales, is how much does the seller owe on the home or what is the deficiency that the bank is taking.  Of course the question is asked because they the the larger the deficiency the less likely that the bank will accept an offer.  NOT TRUE

The bank is not so concerned with the deficiency balance as much as they are about the price of an offer as compared to fair market value today.  My short sale team has successfully negotiated deficiencies that are more than 50% of what is owed on the property.  The bank knows in today's market that they can only get so much for a home.  What is owed is not a huge consideration for the bank.  The banks are more concerned with what is fair market value today and how close can we get to fair market value.
